Window Seat is an independent studio of eleven people across four offices. We represent fewer homes than most agencies — about twenty a year — and we choose each one by sitting in it first.

Sit first
Before a home joins the collection, one of us spends an afternoon in it. If the best chair has no view, we pass.
Tell the truth
Every listing includes what the survey found and what the neighbours can see. Surprises belong in novels, not purchases.
Fewer, better
Around twenty homes a year, each with a dedicated advisor who stays with you from first viewing to the keys.
