How to stage a home with light alone

Before you buy a single cushion: curtains, lamps and timing do most of the work when presenting a home.

Most staging budgets are spent on furniture. The best-presented homes we sell spend it on light: removing heavy curtains, adding warm lamps and choosing the hour of every viewing.

Clear the glass

Take down anything that blocks the top third of a window. Clean every pane, inside and out. It costs little and changes every photograph.

Book the right hour

Show west-facing rooms in the late afternoon and east-facing rooms before ten. Buyers remember how a room felt, and light is most of that feeling.
